The following are our short sale offer guidelines to assist with preparation of your offer:

• Please use the most recent version of all C.A.R. Forms, prepared electronically.
  
• Please submit your BEST and FINAL offer.  We will generally work with the best offer submitted and all other offers will be placed in a backup position.
  
• Please include in your offer the following: Purchase Contract, Short Sale Addendum, Loan Pre-Approval Letter, Proof of Funds for down payment or entire purchase if all cash, Copy of Earnest Money check, and Agency Disclosure.
  
• Seller to select all services.
• The short sale lender will not pay for the following items: home warranty, termite inspection or remediation, repairs, other miscellaneous items.
